Best Materials for a Tiny House in the BCS Desert
Building small in Baja California Sur is one of the most compelling projects I work on. A well-designed tiny house in this landscape — perched on the East Cape, tucked into a desert arroyo, or situated in the foothills of the Sierra de la Laguna — can be deeply beautiful, economically efficient, and thermally comfortable without heavy mechanical systems.
But the BCS environment is genuinely demanding. The same forces that make the landscape so dramatic — the light, the heat, the wind, the proximity to the sea — are forces that actively degrade building materials. I've seen gorgeous tiny house projects deteriorate badly within five years because the wrong materials were used. I've also seen modest structures built with the right materials that look better at ten years than they did at completion.
What follows is what I've learned about what works here and what doesn't — and why.
The BCS challenge: what you're actually building against
Before material selection, you need to understand what you're designing for. The BCS desert presents a specific combination of environmental stressors:
UV radiation. Baja California Sur sits between 22° and 28° north latitude, with over 300 days of sunshine per year. UV intensity here is among the highest in North America. Paints, sealants, polymers, and synthetic materials degrade faster than their manufacturers' warranties anticipate — because those warranties assume more moderate UV exposure.
Extreme temperature swings. Interior desert locations can swing 20–25°C between midday and pre-dawn. Coastal areas moderate this somewhat but introduce the next problem.
Salt air and coastal humidity. Within roughly 5 km of the coast — more in some locations with prevailing onshore winds — salt-laden air corrodes metals, penetrates unsealed masonry, and degrades coatings. This affects fasteners, exposed steel, electrical conduit, and any metal hardware.
Heat. Sustained temperatures above 40°C are common from June through September. Unshaded roof and wall surfaces can reach 70°C. Materials that perform fine at 35°C can fail at 65°C.
Wind with abrasive particulates. Desert winds carry fine particulates that sandblast surfaces over time. Soft finishes scratch and erode.
Seismic activity. BCS is seismically active. Materials and systems need to accommodate movement without cracking catastrophically.
Your material choices need to survive this combination — not just one element of it.
What works: materials that earn their place in BCS
Compacted earth (tapial / rammed earth)
This is the material I return to most often for tiny house structures in BCS, and the one I'm most trained in.
Rammed earth — known as tapial in the Spanish-speaking construction tradition — is soil mixed to a specific composition (usually 70% gravel and coarse sand, 20% silt, 10% clay, often stabilized with 5–8% Portland cement by volume) and mechanically compacted in layers within formwork.
Why it works in BCS:
Thermal mass is the primary reason. A 40 cm rammed earth wall stores heat during the day and releases it at night, moderating interior temperatures by 8–12°C compared to lightweight construction in the same climate. In a tiny house, where mechanical cooling is expensive to install, expensive to operate, and often unavailable off-grid, this passive thermal regulation is transformative.
Rammed earth also performs beautifully against UV — it's an inorganic material, it doesn't bleach or crack from sun exposure, and it doesn't off-gas. It handles seismic movement well due to its plastic deformation capacity. With proper soil stabilization and good base detailing to keep moisture off the wall base, it is extraordinarily durable.
The honest limitations:
Tapial is labor-intensive. It requires skilled workers — not every contractor in BCS knows how to do it correctly, and incorrect technique produces walls that fail. It requires time: each layer must cure before the next is placed. And it requires the right soil, which may or may not be on your specific site.
For clients with patience and a reasonable timeline, the result is worth it. For clients on a tight schedule, there are alternatives.
Local stone
Baja California Sur is one of the best-resourced places on earth for natural building stone. The desert and mountain landscapes are full of volcanic basalt, granite, and sedimentary limestone — all of them durable, beautiful, and locally available.
Stone construction in BCS has a history going back to the Jesuit missions of the 17th century. Those walls are still standing. That's the strongest performance testimony any material can have.
For tiny houses, stone is most commonly used as:
- Load-bearing walls in single-story structures (with proper mortar specification for seismic context)
- Veneer on concrete or earth block structure — providing the thermal and aesthetic benefits of stone with faster construction
- Foundation walls and base courses — where stone's resistance to ground moisture makes it ideal
Stone from local quarries avoids most of the freight premium that drives up costs on imported materials. Your architect or contractor will know where the regional stone sources are. If they don't, that's a signal worth noting.
Bamboo
Bamboo has a complicated reputation in construction — some of it deserved, most of it based on misapplication. Used correctly in BCS, it is an excellent tiny house material.
Thermal performance: Bamboo has low thermal conductivity, which makes it a good insulating material in walls and roofs. A bamboo panel wall with a proper air gap creates a comfortable assembly for the BCS climate.
Weight: Bamboo structures are significantly lighter than concrete or masonry, which has advantages in seismic design (lighter structures experience lower seismic forces) and in remote sites where heavy material delivery is difficult.
Aesthetics: In the BCS landscape, bamboo reads as warm, natural, and appropriate. It doesn't fight the surroundings.
The catch: Bamboo in coastal and humid locations requires serious treatment against insects and moisture. Untreated bamboo fails quickly. Properly treated and sealed bamboo — sealed at every cut end, treated against borers, and detailed to drain and dry — performs well for decades.
Where to source it: direct import from bamboo nurseries in Nayarit and Jalisco is the most common route in BCS. Some suppliers in La Paz maintain stock. Lead times matter here — plan ahead.
Chukum
Chukum is a traditional Maya technique using the bark of the Havardia albicans tree to produce a natural hydraulic plaster. It has been in continuous use in the Yucatán for centuries and has gained significant traction in contemporary architecture across Mexico in the last decade.
For tiny houses in BCS, chukum is one of the best finish materials available — both inside and out.
Why it works here:
- Naturally waterproof — chukum achieves its impermeability through the tannins in the bark extract, not through synthetic additives
- UV resistant — it doesn't bleach or chalk in intense sunlight the way conventional painted plasters do
- Breathable — unlike sealed concrete finishes, chukum allows vapor transmission, which is important in assemblies that need to dry out
- Beautiful — the finish ranges from warm buff to deep terracotta depending on the soil substrate and application technique, and it develops character over time rather than deteriorating
For floors, walls, and countertops in tiny houses, chukum can replace multiple conventional finish materials. A chukum floor is more durable than most tiles, requires no synthetic sealers, and performs better than any painted concrete surface in high-UV environments.
Madera de palo de arco (Desert Ironwood)
Olneya tesota — palo de arco, or desert ironwood — is one of the most remarkable materials available in BCS. It is endemic to the Sonoran Desert, extraordinarily dense (it sinks in water), extremely hard, and naturally resistant to insects, fungi, and moisture.
For small structural elements, beams, posts, and millwork in tiny houses, locally sourced palo de arco is without peer in this region. It is also, appropriately, among the most beautiful woods I've worked with — the grain patterns are complex and the color deepens with age.
Important note: palo de arco is a protected species in Mexico and cannot be harvested from wild trees. However, it is legal to use timber salvaged from dead trees or fallen specimens, and there are licensed suppliers in BCS who source it responsibly. Your architect should know the supply chain. We do.
What doesn't work: materials to avoid
OSB (Oriented Strand Board) without full encapsulation
OSB is cheap, fast, and commonly used in prefab and light-frame construction. In BCS, without complete encapsulation on every exposed edge and face, it fails. The adhesives that bind OSB do not tolerate sustained moisture and UV. A single breach in the protective coating — a missed edge, a fastener hole, a screw that backs out — allows moisture ingress and delamination.
If you're building a prefab or light-frame structure and OSB is specified, every panel must be fully encapsulated with appropriate exterior-rated coatings. Many builders skip this step or do it incompletely. The result looks fine for two or three years and then deteriorates quickly.
For coastal locations (within 3–5 km of the ocean), I don't specify OSB at all in exterior applications. The risk-reward ratio doesn't support it when better alternatives are available.
Drywall in coastal or high-humidity locations
Standard gypsum drywall absorbs moisture. In the desert interior of BCS, this is manageable. In coastal locations with marine humidity and occasional condensation events — especially in buildings that are left unoccupied and uncooled for months — drywall will develop mold and structural degradation.
For tiny houses in coastal BCS locations, interior wall finishes should be plaster (conventional or chukum), brick, stone, or sealed concrete. If you must use a gypsum board product, specify moisture-resistant or cement board types throughout — not just in wet areas.
Untreated galvanized fasteners and hardware
Standard galvanized fasteners are designed for continental climates. Coastal BCS accelerates corrosion significantly. Within 3 km of the ocean, I specify stainless steel fasteners (316 grade) for all structural connections and hardware. The cost premium is real — approximately 3–4x the price of galvanized — but the alternative is structural fasteners that corrode through within 8–10 years.
Standard exterior paints on high-UV facades
Most paint manufacturers test to ASTM standards that don't replicate BCS UV conditions. Paints that are rated for 10-year exterior durability in northern climates may need repainting within 3–4 years in BCS.
For exterior finishes, prioritize inorganic or naturally UV-stable materials: chukum plaster, exposed stone, rammed earth, or elastomeric exterior coatings with high UV inhibitor content. Lime-based paints (cal) perform better than acrylic in this environment and have been proven over centuries of use.
Choosing materials for your specific site
The single most important thing I can tell you about material selection for a BCS tiny house is this: the right material depends on your specific site.
A coastal lot in the East Cape, a hillside parcel above Los Barriles, and a desert interior site near Todos Santos are three completely different environments. They share some characteristics — UV, heat — but differ meaningfully in humidity, salt exposure, wind, and available local materials.
Before you decide on materials, you need a proper site analysis: sun angles, prevailing wind direction and speed, distance from the coast, soil composition for earthen construction, local material availability, and logistical access for delivery.
