Designing Off-Grid in Los Cabos: White Lodge Case Study
The client found the land before they found us. A hillside plot north of San José del Cabo — 7,056 m², desert scrub, ocean views in three directions — with no grid connection, no water line, and no road access beyond a compacted dirt track.
For most architects in Los Cabos, this is a problem. For us, it was the clearest brief we'd received in years.
When a site has no infrastructure, every design decision becomes explicit. You can't hide inefficiency behind a utility bill. You have to account for every watt, every liter, every degree.
The site conditions
White Lodge sits at approximately 180 meters elevation, exposed to the prevailing northwest winds that define the weather pattern along this stretch of coast. Summer temperatures reach 40°C. Winter nights drop to 12–14°C. Annual rainfall is under 250mm, almost all of it falling in late summer.
The challenges were straightforward to enumerate:
- No grid electricity within 40 km
- No municipal water connection
- Septic required (no sewer)
- Site access limited to vehicles with high ground clearance
- SEMARNAT review required due to proximity to protected desert scrub
Energy: solar first, sized for reality
The first question with off-grid solar is always: what are you actually willing to give up?
Clients who approach off-grid living as a constraint — reluctantly, after finding out grid connection would cost $80,000+ USD — tend to make expensive mistakes. They size their system for peak loads, add battery bank after battery bank, and end up with a diesel generator running every cloudy week anyway.
The clients at White Lodge approached it differently. They came in with a willingness to adapt their habits to the energy profile of the site.
We designed the system around their realistic daily consumption: lighting, refrigeration, water pumping, communication equipment, and a modest kitchen. No air conditioning. Passive cooling handles the thermal load instead.
The system:
- 18 × 400W panels (7.2 kW peak)
- 30 kWh lithium iron phosphate battery bank
- 5 kW hybrid inverter
- Backup generator for extended cloudy periods (used approximately 8 days/year)
Total solar system cost: $21,000 USD. Annual fuel cost for backup: under $200 USD.
Water: two independent systems
Off-grid water in BCS requires solving two separate problems: collection and treatment.
For White Lodge, we designed a dual system:
Rainwater collection: The roof drains to a 40,000-liter underground cistern. With 250mm of annual rainfall and a 180 m² catchment area, this yields approximately 45,000 liters per year — enough for one to two occupants with conservative use.
Emergency backup: A second 20,000-liter cistern receives water delivered by truck during dry years. This has been used once in six years of operation.
Treatment: A two-stage filtration system — sediment pre-filter followed by UV sterilization — handles potability. Maintenance is minimal: filter cartridges replaced twice a year.
Passive cooling: the design strategy that makes solar viable
The reason the solar system at White Lodge is sized conservatively — and still works — is passive cooling.
The house is oriented with its long axis east-west. The primary living spaces face north, receiving no direct summer sun. Deep overhangs on the south facade — 80 cm — block the high summer sun while allowing low winter sun penetration.
Cross-ventilation is engineered rather than accidental. Operable clerestory windows on the north side create a stack effect that draws cool air from the lower openings on the shaded east face, across the living area, and out through the roof. On most days between October and May, this is the only cooling system the house needs.
Thermal mass — local stone floors and walls — stabilizes temperatures through the daily swing, absorbing heat during the day and releasing it at night.
The result: air conditioning was not installed. In six years of use, the clients have reported one week of uncomfortable nights in the peak of August. Every other day of the year, passive systems are sufficient.
What this project taught us
Off-grid design in BCS is not a specialty. It's just design — with the constraints made visible.
Every house benefits from thinking carefully about solar orientation, natural ventilation, and thermal mass. The difference with an off-grid project is that these decisions have immediate, quantifiable consequences. You can't ignore them.
